MONTAÑA LA DATA - MASPALOMAS
Location of the property.
Montaña de la Data is located
on the outskirts of the Tourist enclave, not far from Maspalomas
Beach on the road to Palmitos Park.
The development is in a newly
developed area of the village and has a splendid view overlooking
the ocean, Playa del Inglés, the lighthouse and beach at
Maspalomas, and cannot be blocked by any other construction.
The development of the area has
already begun and in the last few years several homes have been
built, giving you an idea of what future development will be like.
Description of the building
Each of the twin-terraced homes
comprises 3 bedrooms and two bathrooms and a guest toilet; kitchen
with pantry; lounge-dining room and a terrace, all on the top floor
and a terrace on the ground floor. In addition there is a laundry
area extended on to the house on the ground floor.
During the outfitting, the customer
may, of course, take part in deciding the equipment of the rooms and
outside of the home.
While visiting the show home and
drafting the pricing of the home, personalised ideas may be taken
into consideration and any changes to interior walls that are not
load-bearing.
Any extras that exceed the standard
promotion and do not affect the general construction project, will
be carried out with the corresponding price increase
Building description
Structure
Reinforced concrete foundations, walls
erected using traditional framework with reinforced concrete in
studs and double cavity cinder blocks.
The ceilings are built solidly in
concrete. The homes are separated from each other with a continuous
joint on both sides and double walls (standard in Germany, a luxury
in Spain).
The roof is finished in high-quality
shingles in typical Canarian style.
Plumbing
Each home will be equipped with its
own individual installations for supply and sewage. Hot water will
be heated in a 70 litre electric boiler.
The laundry area has a cold water tap
for washing machine connection and upon request, dishwasher
connections can be installed. The laundry area will also have
connections for the washing machine and a sink.
A digital antenna (satellite dish)
will be installed on each of the terraced homes and TV connections
will be installed in the living room and all bedrooms. The
electrical safety system will include an F1 protection main, as per
Spanish regulations.
Switches and plugs will be white and
the total power will be 7000 watts with 230 volts, for each home.
The telecommunications systems will be
comprised of empty tubing from the supply mains to the house, empty
connection boxes for the telephone connection in the living room and
the downstairs bedroom.
Door-phone with video in each home.
Bathroom fittings
The bathrooms are all outfitted in
white Roca brand or equivalent standard colours fittings, with mixer
taps in the bathrooms.
Masonry finishing
The walls are plastered and painted
white or any colour requested, the solid concrete ceiling is
spackle-plastered and painted white (bathrooms are tiled), the
ceilings in the living room downstairs and the master bedroom on the
upper floor will have mouldings.
Tiling
The floors of the home, the terraces
and the laundry area will be tiled.
Bathroom walls will be tiled to the
height of the door or upon request and at no extra cost, to the
ceiling.
The kitchen can be tiled at the
clients' request.
Skirting in the same material as the
floors. All concrete floors will be given a coat of cement and may
be painted in any colour upon request.
Carpentry
Inner doors will be in wood
(varnished or, upon request, painted white). Windows made of top
quality white aluminium, insulated weatherproof glass panes;
exterior doors made of white aluminium or powder-coated steel,
Garage doors in sections with remote control.
Outside equipment
Parking spots with reinforced concrete
pavement, separating skirting in stone, a pool for each home.
