
QUALITY STATEMENT
Foundations: Deep foundations with
columns and footing made of reinforced concrete.
Structure: Reinforced concrete
structure and walls made of double concrete and three-layer
structural thick blocks.
Masonry: Walls built of double concrete
cinder blocks with double and triple air layers and interior
walls made of thick cinder blocks.
Roofing, waterproofing and insulation:
Flat-surface walkable deck roof insulated by polystyrene
foam and double sheet waterproofing. Terraces are waterproofed
by a layer of primer and two layers of liquid rubber.
Flooring: Garages and street surfaces
for vehicle passage are paved with washed concrete on flat
areas and corrugated concrete on ramps and entrances. Terraces
and exterior flooring is tiled with non-slip stoneware.
Bathrooms, WCs, kitchens and washrooms have quality tiling.
Bedrooms and hallways on the first floor have hardwood
flooring and in the living room and vestibules we have
installed enamelled stoneware tiles.
Fittings: Ceilings are fitted with
drywall panels to be painted. Bathroom, WC, kitchen and
washroom walls are smooth-plastered. Lower floor rooms,
staircases, basement walls have plastered smooth gypsum
drywalls.
Painting: Terraces and garages have two
coats of exterior acrylic paint. Lower floor rooms, staircases
and basements are also covered with acrylic paint plus a
sealant and two coats of paint finishing.
Wall tiling: In bathrooms, WCs,
kitchens and washrooms, vertical tiling is done with top
quality enamelled tiles.
Aluminium fittings: Windows and balcony
railings done in European system aluminium with Climalit brand
glass or similar window panes.
Carpentry: Normabloc or similar brand
wooden doors finished in varnished oak.
Metal doors: Two-panelled overhead
garage doors made of galvanised steel, as are the garden
gates, which are ready to be painted.
Metalwork: Separating fences,
prefabricated closures and metal outdoor railings.
Installations: Circuits for low voltage
electrical installation, single and double lighting fixtures
connection points, Niessen Stylo or similar brand outdoor
lighting fixtures on homes and common areas. Shared
infrastructure for telecommunications. Water taps and lighting
connections on terraces and solarium.
Kitchen facilities: Fully equipped
kitchens with washing machine, dishwasher, refrigerator,
ceramic cooker, electric oven, smoke fan, upper and lower
cabinets.
Plumbing: Pressure network formed by
two 2 cv electric pumps for a flow of 6.000 l/h by alternative
pump at 40 m.c.a (40/10 bar pressure), with fuse box.
Taps and toilet facilities: Roca or
similar brand toilet fixtures, bathtubs, showers, and Victoria
or similar model sinks in toilets and Dama or similar model in
main bathrooms. Mixer-type taps in all bathrooms.
Domotics system: Water leak detector
with automatic supply shut-off. Movement sensor. Alarm.
Pre-installation for air-conditioning.
